We offer our guests the upper part of a Villa surrounded by greenery, halfway between Procchio and Marina di Campo. It is proposed as an excellence in the tourist offer, it is presented with attention to detail and offers large outdoor spaces, including a large 12mx6 swimming pool for exclusive use. A property that is able to satisfy the needs of all types of travelers!
The town does not need much advertising, it offers opportunities for everyone; the sandy beach where there are both free stretches and equipped establishments, is ideal for families with children and for a relaxing holiday, or for groups of friends, without a doubt the right location, with its shops, restaurants and clubs open until late at night. The property is also located in a strategic point, loved by those who prefer to travel by bicycle as it is a mostly flat area, convenient for reaching both the splendid locations of the Costa del Sole, and for reaching the northern side of Procchio / Spartaia / Paolina and Marciana Marina.

Villa for 8 people
Spacious property of 180 sqm indoors and approximately 350 sqm of outdoor spaces, spread over three floors. The area available for our guests is on the upper floors (the ground floor hosts another apartment), although the entire garden area, pool, and BBQ are exclusively for the guests' use. Access is via an external staircase to the first floor, where you will find a large living room with a relaxation area and fireplace, an adjacent dining room enhanced by large windows that make the space pleasantly bright, and a spacious, fully equipped masonry kitchen.

The sleeping area on this floor consists of a first double bedroom, a twin bedroom, which leads to a second double bedroom and a large bathroom with shower cubicle with independent access. From the living room, via a wooden corner staircase protected by anti-slip, you can reach the upper floor where there is another double bedroom, with its private bathroom with hydromassage tub and access to a wonderful terrace. Large outdoor spaces equipped for dining, barbecue, and exclusive use of a 12mx6 swimming pool with external shower and sun loungers.

- check-in from 5.00pm to 7.30pm and check-out by 9.00am; for check-in after 8.00 pm a supplement of €50.00 must be paid
- pets not allowed 
- as in all our properties, smoking is prohibited inside
- deposit (mandatory): 300 euros; refunded at the end of the stay after having viewed the condition of the property (if paid in cash it will not be returned before 3.00 pm)
- bed linen and towels: 20.00 euros per person (to be requested at the time of booking); not bookable on site
