Available to our customers is a small villa on the ground floor of a villa, located in Procchio, with large outdoor spaces and a tastefully furnished furnished porch for exclusive use. A structure immersed in a wonderful landscape of Mediterranean scrub, within a private estate closed by a gate. The location does not need much publicity, the sandy beach is in fact one of the largest and most equipped on the island, its seabed which slopes gently towards the sea making it perfect for families with children or for couples looking for a sea crystal clear, a golden sandy seabed and the provision of all possible services for a holiday dedicated to relaxation and fun. The sun disappearing into the horizon at sunset will give you unforgettable moments, a postcard setting with the view of Capraia in the background, embraced by the colors of the sea and the silence of nature. We remind you that the beach enjoys two other wonderful natural extensions, well supplied by car parks, the beautiful inlets of Guardiola and Campo all'Aia.

Cottage sleeps 6/7 - Maximum for 6 adults + child under 12 years:
It develops entirely on one floor with an internal surface area of ​​150 m2 + approximately 130 m2 of open areas, and is made up of a large open space living area, rooms separated by open walls, where you will find a relaxation area with sofas, a well-equipped kitchen and dining room. The sleeping area consists of three bedrooms, a charming master double bedroom with stone wall and internal bathroom with large walk-in shower, two other bedrooms, one triple (double with single bed) and one with single beds, second bathroom with shower. The villa is surrounded by a park, a large garden which enjoys an exclusive portion with a fence and a wonderful porch tastefully furnished for outdoor lunches and dinners. Covered and shaded parking space always available.
The house has recently been internally renovated, furnished with taste and attention to detail.

Important Notes:
- groups of guys under 23 are not permitted
- rental for maximum 6 adults + child
- check-in in our Agency from 4.00 pm to 7.30 pm and check-out by 9.00 am; fee for late check-in after 8.00 pm € 50.00
- Animals allowed ONLY SMALL SIZE (important) with a fee of € 30 on the spot (2 maximum)
- deposit (mandatory): 300.00 euros; refunded at the end of the stay after check the condition of the property (if paid in cash it will not be returned before 3.00 pm)
- bed linen and towels not included: it can be added at a cost of 20.00 euros per person (to be requested at the time of booking) or it can be brought from home; not bookable on site
